Quick answer
Set a real estate marketing budget by working backwards: target bookings, then site visits, then leads, then ad spend, using your own conversion rates. Add agency fees, creative, tools and taxes, and test first with a small, fixed budget before scaling.
“How much should we spend?” has no honest one-line answer, but it has an honest method. Instead of picking a number and hoping, you work backwards from the sales you want. This guide shows how to set a real estate marketing budget in India, what to include beyond ad spend, and how to test with limited risk.
Start from the result you want
Write down your target for the period, for example 5 bookings in 90 days. Then estimate each step of the funnel in reverse.
Using rough planning assumptions of 25% of site visits becoming bookings and 10% of leads becoming site visits (both are guesses you must replace with your own data):
- 5 bookings need about 20 site visits.
- 20 site visits need about 200 leads.
- 200 leads at ₹400 each costs ₹80,000 in ad spend.
That example is for illustration only. A mid-range project on Meta might see anything from the ranges in our guide to real estate cost per lead in India, and your conversion rates will differ. The point is the method: bookings, visits, leads, ad spend.
You can run your own version in the campaign cost calculator.
Budget by what you are selling
| Situation | What to think about |
|---|---|
| One affordable project | Higher lead volume at a lower cost per lead, so follow-up capacity matters most |
| Mid-range project | Balance Meta volume with Google intent |
| Premium or luxury | Fewer leads at a higher cost, so budgets must be larger and patient |
| Several projects | Split the budget by sales priority, not equally |
Premium and luxury leads cost more, and fewer people qualify. A very small budget can produce too few leads to learn anything, so be honest when a project needs more.
Costs beyond ad spend
Ad spend is only one line. Include:
- Agency or freelancer fee, shown separately from ad spend.
- Creative: photos, walkthrough videos and ad designs.
- Landing pages for each project.
- A CRM. LeadGuru lists a free plan and paid plans, so check the LeadGuru website for current prices.
- WhatsApp messages, if you use the official platform.
- Taxes such as GST on fees.
Our pricing page shows how we separate each cost, and we never add a hidden margin on your ad spend.
A safe way to start
Do not commit a large annual budget to something untested. Run a short test first:
- One project, one channel, one week, a minimum daily budget.
- Instant lead alerts and a named person who calls every lead.
- A report on cost per lead, connected calls, qualified leads and site visits.
- A decision: scale, change the offer, fix follow-up, or stop.
Our 7-day trial is built around exactly this: a fixed LeadXpert fee of ₹8,000 plus an ad budget of at least ₹1,000 a day, paid from your own ad account. That is about ₹15,000 before taxes at the minimum, and the fee is refunded in full if the campaign never goes live.
How to split a budget
A typical first split, which you should adjust once you have data:
- Most of the budget on paid ads, divided between Meta and Google according to local search demand.
- A smaller share on creative, because fresh creative lowers cost.
- A small, steady amount on tools and follow-up.
- A little on local presence, such as your Google Business Profile.
Then, every two weeks, move money toward the channel with the lowest cost per site visit.
Warning signs you are overspending
- Leads are rising but site visits are not.
- Your team cannot call all the leads on time.
- The same creative has run for a month.
- You do not know which source your last booking came from.
If you see these, fix the process before adding budget. More leads into a leaky process only makes the leak bigger. Our guides to follow-up speed and the 90-day digital marketing plan show how.
The simple rule
Spend what you can afford to test, measure cost per site visit, and only scale what you can prove. Everything else is guessing.
