Quick answer
The main ways to generate real estate leads in India are Meta ads, Google Search ads, property portals, landing pages, SEO and Google Business Profile, WhatsApp follow-up, referrals, channel partners and local events. Most builders start with Meta ads for volume, add Google for intent, and fix follow-up speed first.
Most builders and brokers in India do not have a lead problem. They have a lead quality and follow-up problem. Ads bring enquiries, but half of them are never called on time, and the rest are not qualified. This guide covers nine ways to generate real estate leads in India, what each one is good for, and how to avoid paying for leads you never use.
1. Meta ads (Facebook and Instagram)
Meta is the volume channel for property. You can reach people by city, age and interest before they start searching, and lead forms let them enquire without leaving the app. It works well for affordable and mid-range projects and for anything visual, such as walkthrough videos.
The catch is intent. Someone who taps a lead form while scrolling is earlier in their decision than someone who searched. See our full guide to Facebook ads for real estate in India and our Meta ads service.
2. Google Search ads
Google reaches buyers who typed something like “3 BHK in Noida” or “plots near Jewar”. These leads cost more, but they are further along. Search works best when there is already demand for your location. Read Google Ads for real estate in India for keyword and budget advice.
3. Property portals
99acres, MagicBricks and Housing.com bring ready-to-buy traffic and a lot of competition. Portals are a fair option for resale and rental inventory, but leads are often shared with other agents, so speed of response decides who wins.
4. Your own website and landing pages
A fast landing page for each project, with one clear form, converts better than sending ad clicks to a general home page. Add the RERA number, price range, location and a click-to-call button. A website also gives you something Google can rank, which lowers your cost over time.
5. SEO and Google Business Profile
People search “builders in [city]” and “flats near [landmark]”. A well-built Google Business Profile and local pages can bring steady leads without ad spend. This takes months, not days, so start early. Our SEO service and Google Business Profile service cover this.
6. WhatsApp follow-up and automation
WhatsApp is where Indian buyers prefer to talk. Used properly, with the official API and permission, it can send a brochure instantly and remind people about site visits. Used badly, with bulk messages to scraped numbers, it gets numbers blocked. Read WhatsApp marketing for real estate before you start.
7. Referrals and past customers
Your cheapest leads are people who already trust you. Ask every buyer who completes a site visit or a booking for one introduction, and keep a list of past customers you can tell about a new launch. Referrals need almost no ad spend and convert at the highest rate.
8. Channel partners and brokers
Brokers can widen your reach in a city where you have no sales team. The risk is lead ownership disputes, so record every lead with its source and date in one system.
9. Events, hoardings and local activity
Site banners, society tie-ups and weekend open days still work for local projects. Treat them like any other channel: use a unique phone number or QR code so you can see which ones actually produce enquiries.
Which method should you start with?
| Your situation | Start with |
|---|---|
| New launch, need volume this month | Meta ads and a landing page |
| Established area with search demand | Google Search ads |
| Limited budget, long timeline | Google Business Profile, SEO, referrals |
| Many sources already | A CRM that puts every lead in one list |
The step most people skip: follow-up
Leads decay quickly. A buyer who enquired five minutes ago remembers you. A buyer who enquired yesterday has already spoken to three other developers. Set up instant alerts, a first-call target (for example, within 5 minutes), and a daily list of who still needs a call. Our guide on real estate lead follow-up shows how.
Measure the right things
Do not judge a campaign by leads alone. Track cost per lead, calls connected, qualified leads, site visits booked and finally bookings. A campaign with fewer, better leads often costs less per site visit. Use our cost calculator to estimate what each stage should cost you.
Next step
If you want to test one channel without a long contract, our 7-day trial runs one real campaign, sends every lead to your team’s phone through LeadGuru, and ends with a clear report on what to do next.
